What is a cosigner?
A cosigner (or guarantor) is a leaseholder who does not occupy the unit. Typically, this is a parent, guardian, family member, or friend. A cosigner (or guarantor) agrees to take joint responsibility for paying the rent and covering the cost of repairs if the tenant(s) damages the unit or fails to pay those charges.
What does a cosigner need to do?
A cosigner goes through a similar application process to the tenant and is required to sign a guarantor agreement. We require the cosigner’s full name, social insurance number, phone number, email address, and scan of government-issued ID.
How can I pay my rent?
Most of our tenants pay us through our tenant website. It’s free, convenient, transparent, and easy to use! Plus, you can set up automatically recurring payments, and easily split payments between payers. You can also send your rent payment through the mail. Either way, our tenant website provides 24/7 access to your account statement and a history of your financial transactions with us.
What deposit is required to hold an apartment?
A deposit equivalent to your last month of rent is required. This deposit will be applied to your last month of rent after you give notice to end your tenancy.
How do I issue maintenance requests or contact you with questions?
Most of our tenants contact us through the tenant website–which works on desktop computers and mobile devices. This instantly notifies our entire property management team and leads to a prompt response from the individual who is best-suited to address the matter. Using the website allows you to write descriptions, attach photos, correspond with our team, schedule maintenance appointments, and review the status of maintenance request.
When is my rent payment due?
Rent is due in full on the first day of each month.
How long is your lease term?
Our standard lease term is 12 months. At that point, your tenancy automatically becomes month-to-month. You may end your month-to-month tenancy by providing 60 days of notice to property management.
What if I want to end my lease early?
We understand that there are circumstances that may require you to leave your unit early, but you will be responsible for fulfilling your lease obligations for the remainder of your term. You may sublet your suite or assign your lease to someone new, subject to management’s approval.
