Malleum Properties

Partner Tenants

We partner with our commercial tenants by offering optional leasehold improvements.

Here’s how it works: We will finance and manage renovations of your suite, so you can focus on launching and scaling your business.

We think this builds strong, sustainable partnerships with our tenants and the community at large.

Our Partner Tenants’ Stories

F45 Hamilton Downtown offers 45-minute, high-intensity, functional, circuit-training workout classes in a boutique studio. F45 is one of the world’s fastest-growing workouts, and this is the the city’s first location.

Malleum moved walls, added a state-of-the-art workout floor, soundproofed, built washrooms with showers featuring floor-to-ceiling mosaic tiles at The Wellington.

Hendry’s Barbershop

Hendry’s is a licensed bar and meeting place. Get a haircut, shave, and local craft beer, while connecting with Hamilton’s storied history. Hendry’s also hosts music, comedy, and speaking events.

Located in the iconic Hendry’s building, we did a down-to-the-studs renovation, exposing the original brick walls, refinishing the original hardwood floors, and revamping all plumbing, electrical, and HVAC systems.

Steel City Studio

The first co-working space in downtown Hamilton for creatives and makers, Steel City Studio is home to more than 25 small businesses, startups, and entrepreneurs.

We expanded their footprint in The Bessemer, so they could scale their business and help even more businesses plant their roots in Hamilton and grow. Malleum removed walls, added new steel and glass doors, blew out new windows in the building exterior, built new walls, and ultimately helped create a more flexible space to meet the nimble requirements of a co-working and event space.

Brick-And-Beam Office

Malleum transformed this yellow cinderblock-walled room at The Wellington into a contemporary, brick-and-beam office. Additional windows, and new, glass-walled interior rooms, bathe the entire space in sunlight.

Building upon Hamilton’s storied history, the accent walls feature reclaimed local brick, the conference table is made from reclaimed barn board, and the light fixtures have an industrial aesthetic.
